The northern and central areas of the Capital are still the most expensive places to look for a property, as the prices range from 2.000 euros and 3.600 euros per square meter, according to a recent study that was issued by Coldwell Banker.
Thus, the residential area of Primaverii is still the most expensive side of Bucharest. A square meter in a residential house, new or old, ranges between 3.000 and 3.500 euros.
The second place, in the top of the most expensive locations in Bucharest, is occupied by the Kiseleff area, followed by Dorobanti and Cotroceni. Cotroceni has a record price for new built houses, of a minimum 3.600 euros per square meter. Floreasca, Aviatiei, Baneasa, Unirii-Alba Iulia and Unirii-Vitan are also in the most expensive top.
Berceni neighbourhood stands at the opposite pole, where prices range between 1.600 euros and 1.800 euros per square meter. In Prelungirea Ghencea, a newly built neighbourhood, the prices are still around 1.100 euros to 1.500 euros per square meter.
Appartments in Drumul Taberei neighbourhood are sold with 1.700 euros to 1.900 euros per square meter, for the old buildings, while the new buildings have prices that start from 1.200 euros to 1.500 euros per square meter.
The analysts from Coldwell Banker show that about 15.000 new homes have been delivered annually, after 1989. During the last three years, the figures have doubled, mostly because of the banks opportunities.
“And still, the lack of balance between offer and demand is still high and the number of delivered and finalized homes for this year is insufficient, especially for the mid-class segment”, the study reveals.
