Half of the offices in construction are pre-rented

Almost half of the office spaces that will be completed before the end of the year have been pre-rented, according to a study made by the real estate consulting company Atisreal Romania.

More exactly, 43% of the 410.000 square meters, announced to be completed until the end of 2008, are eagerly expected by the future tenants. According to specialists, at the start of next year, the total surface of office space in Bucharest will reach 1.9 millions square meters. The majority of the spaces under construction are Class A and are situated in the North area of the Capital (40%), more exactly, in Pipera. In West Bucharest will be delivered 67.000 square meters, but the Central and North areas will be the busiest. Higher rents for parking spaces

The medium rent for a Class A office space is of 20-22 euro per square meter. Pre-renting reduces the rent to 12-14 euro per square meter. In the Central areal, offices are more expensive: 24 euro per square meter. Class B spaces are rented with 14-16 euro per month, tariff that could drop to 12 euro per month. The spaces are mostly rented for five years, but for Class A offices tenants, ten years intervals are more popular.

Parking spaces are more expensive, rents have risen by 20% in the last two years. For a parking space at ground level the tenant will pay 50-70 euro per month, and for a subterranean parking the tariff will be of 100-110 euro per month.
